How the tracker works

The automated job retrieves the Texas Legislature Online feeds for bills filed in the House, bills filed in the Senate and passed bills, then filters titles and descriptions for homeowner-related terms such as property tax, insurance, HOA, residential construction, liens and contractors.

What it does not do yet

It does not claim that every keyword match materially changes homeowner rights. The next layer should attach bill identifiers to full bill text, sections affected and a deterministic before/after comparison before generating any plain-English summary.
